What is a Commercial Mortgage?

A commercial mortgage is similar in many ways to a residential mortgage—but the key difference is the property involved. Collateral is secured against commercial real estate (freehold or long leasehold) rather than a standard residential home.

Because most commercial mortgages are taken out by businesses (e.g. limited companies, partnerships), the lender will assess not just your personal credit, but also the financial strength and trading history of the business. Sometimes, they may require personal guarantees or similar provisions to ensure the loan can be repaid in full.

How Much Can You Borrow?

Here’s what you can typically expect:

  • Up to 70–75% of the lower of the purchase price or the vacant possession value, although higher Loan-to-Value (LTV) options are possible in certain situations (for example, buying the freehold where the premises are already tenanted).
  • We can structure mortgages on a fully amortising basis, interest-only, or a hybrid part-capital / part-interest-only repayment schedule — depending on what works best for you.
  • The lending decision will take into account serviceability, which differs depending on whether the property is owner-occupied or investment. For owner-occupiers, profitability of your business is crucial; for investments, it’s the rent the tenant will pay.
